• Schools: Palo Verde High School and West Career and Technical Academy serve large parts of 89135–89138
• Housing: 1,800–4,000+ sq ft; The Ridges lists above $1M
• Amenities: Downtown Summerlin, 200+ miles of trails, Red Rock Canyon access
• Commute: About 20–30 minutes to the Strip via the 215 Beltway
• Price range: $400,000–$2M+

2. Henderson - Green Valley (Zip Codes 89012, 89014)

• Schools: Coronado High School and Green Valley High School
• Housing: Mix of 1980s–2000s tract homes and later infill, often 1,600–3,000 sq ft
• Amenities: Green Valley Ranch retail, parks, and trail connections
• Commute: About 25–35 minutes to central Las Vegas via I-215
